Brixmor raised its full-year FFO guidance to $2.35 to $2.37 a share on the strength of it, and CEO Brian Finnegan pointed to demand from tenants and “a low rent basis” that lets Brixmor push rents higher as old leases roll.

    The pressure point is that new leases are signing at spreads above 30% over expiring rents, so the growth is real, but it depends on physical retail staying healthy enough for tenants to keep paying those higher rates, which a weaker consumer would test. Long-term investors should keep an eye on that.
